Status of 3125 N 82nd. St.

We got the preliminary plot plan back from the survey team today. Our plan is to split the listing separating the acre to the East of the house. The house price with 1.2 acres will drop significantly and make it more in line with the price range for this area. I'll also list the acre lot separately which means we will, in effect, have three separate listings including the original listing.
I haven't had much interest in the last month so hopefully this new strategy of splitting the listing will help to get an offer on the house or the acre.

Century plant progress


3/28/07 The century plants are showing more progress. The broadleaf out back did grow a little more this week and the century plant out front about doubled in length in just one week!

Rough plumbing



3/28/07 Some of the rough plumbing in the master bath, laundry room and garage. The garage plumbing is for the hot water heater, water softener and utility tub. Notice the bright orange paint on the copper, that's to discourage theft of the copper. Salvage yards won't accept painted copper pipe especially this bright orange because they know it is stolen.

Pre stucco



3/28/07 Foam and wire being installed prior to stucco application. The photo from the front shows the pallets of roof tile. Weather permitting they should be applying stucco very soon.

Noontime


3/25/07 Right about noontime. This is the shade that I'll get on the patio around noon. As the afternoon sun moves West the patio gets quite a bit of sun. I'll be planting some trees for shade in the backyard. On the right is the present view of the Superstition's from the northeast corner of the house. As more houses fill in this view will be obstructed but it's not bad for now.

Two's a pair!


3/20/07
We have a competition here. One of the century plants out front decided to bloom this Spring. This is just one week of growth and this one will take off growing a lot faster that the broad leaf out in the backyard. You can see that the broad leaf century is starting to mature but much more slowly.

3/15/07 The framers are cleaning up some of their mess and the floors look a lot neater. The view from the back of the garage.

The actual patio supports are in place and the framing in of the patio roof is also complete. Photo on the right is the shop area on the side of my garage. After the framing is complete and all the windows are in place they will be installing the A/C duct work.

Out there

The internal framing has begun. These photos show the ceiling in the kitchen bay and a view of the great room facing the kitchen from the entrance to the den. Some built in shelves are to the left of the kitchen.

New truck

My new truck. 2006 Chevy colorado. It's a small truck which I plan to use until my house is completely done. Completely done means interior, exterior, landscape, etc need no more attention.
The blue tape on the windshield is just temporary because they had to replace the windshield which had an AZ chip crack in the glass.

Framing the front of the house


3/13/07 Progress on the front of the house. Roof trim almost complete.
Sammy, my grandson, is six months old today! Hopefully the house will be done when he has his first birthday.

Roofing in the patio


Roofing in the patio plus a good shot of the backyard. The pony wall on the right is the property line in the back of the house. Draw a line from the end of the wall toward the lower left corner of the house to get an idea of how the yard will look.

3/12/07 Progress has resumed and the rood line looks more identifiable.
The patio roof is also taking shape.

The patio is taking shape. The bulk of the yard is toward the end of the patio. You can see a low stem wall to the left which is the rear property line.

Intermediate stage

March 10, 2007
Not too much growth on the broad leaf century plant in the last two weeks. I'd say about ten inches taller but it sure looks more determined.
There has been no recent activity on the house at the Springs since late last week and no one has looked at the house on 82Nd. St. either!
Maybe things will pick up next week.
We are going to re list the house separate from the land in April and have two listings, one for the house on 1.3 acres and one for the 1.0 acre parcel.

This is the present view from the laundry room window. Pass Mountain is to the extreme left with the goldfields trailing off to the right. Four Peaks is on the extreme right. Of course this view will be obscured when houses are built on the lots to the North.
